Building. Teaching. Writing. Launching.
Forty-six years of real estate development across multiple cycles and asset classes — combined with AI technology, two published books, a monthly developer webinar, and a new podcast for men who refuse to stay down or stay broken.
The projects, platforms, and conversations I'm actively bringing to the world right now.
I'm hosting a free webinar for developers and investors — sharing four decades of hard-won experience as a gift to those who want answers that actually work. Live instruction, Q&A, real problems solved.
My podcast launches September 14th — the same day as the book. One hour per episode, centered on the goals, struggles, failures, and difficult questions that men face in today's world. Raw. Honest. Necessary.
My first book — a complete playbook forged from four decades of real-world experience. The exact frameworks used to evaluate, structure, and execute real development deals. Built for operators who intend to build.
Earlier this year I launched Memex-Orchestration — an AI Workforce Infrastructure company. Its premier project is Talk to Mira: unified operational memory, autonomous coordination, and leadership-defined guardrails in a single live platform.
memexorchestration.com →For the Operator Who Intends to Build. A field manual from four decades of real-world experience. The exact playbook used to evaluate, structure, and execute real development deals.
For aspiring developers, investors, operators who want a repeatable disciplined process, and leaders who understand that structure creates freedom.
The Scars of Failure and the Long Road to Enough. A Whole-Man Perspective for men who refuse to stay broken. Failure. Pain. Loss. Betrayal. Regret — confronted honestly and walked through with purpose.
Launching the same day as the podcast. An hour-long discussion each episode around what men face today.
A current pipeline addressing housing sectors where demand most significantly outpaces supply.
Purpose-built senior housing communities addressing the growing gap between aging population demand and available quality inventory across target markets.
Multi-family residential development focused on supply-constrained markets where workforce and family housing demand continues to outpace new construction.
Affordable manufactured housing communities offering quality living at attainable price points — an underserved segment with strong demographic tailwinds.
Three platforms across capital formation and artificial intelligence — each addressing a structural gap that prior generations of operators were unable to solve at scale.
Launched earlier this year, Memex-Orchestration is an AI Workforce Infrastructure company — a unified operational system integrating organizational memory, autonomous coordination, and leadership-defined guardrails into a single live platform.
memexorchestration.com →Talk to Mira delivers intelligent operational infrastructure for businesses ready to build with AI at their core. Operational today. Closed-beta Founding Implementation Partner program now underway.

Brian Barbuto is a real estate developer, capital-formation operator, and entrepreneur with more than four decades of senior-level experience across development, construction, capital markets, and technology.
As founder and CEO of Barbuto Building and Development Company, headquartered in Southern California's Inland Empire from 1978 to 1994, he directed the construction and sale of more than 2,320 housing units and over two million square feet of industrial space across four master-planned communities and twenty-one major subdivisions.
